impact on the successful sale of your home. Establishing an appropriate
selling price is a decision to be made with your realtor. However, the
presentation of your home is up to you and can be significantly impact
the selling price and how long your home remains on the market. An
accredited Staging® Professional can help you with
those critical decisions that have a lasting impression with potential
buyers.
All of your possessions and the way
you have them arranged are a function of how you live and enjoy your
home. However, once your house is put on the market, it has to
appeal to the greatest number of people possible. That is where Staging®

excels. Using a proven, professional set of
guidelines, we analyze your home with an objective eye, make
recommendations for things to modify, change, or update; we carry out
the actual Staging® work- de-cluttering,
editing, "un" or "re"-decorating; supplementing
furnishings and accessories if needed; and if your property is in need of repair
or freshening, we can assist with selections or provide referrals for
repairs, painting etc. as required.

Staging Consults and Reports
Written Staging Report -
A walk-through is done where we take note of areas to be cleaned,
repaired, de-cluttered and re-arranged (furniture/accessories). Further
recommendations may include colour neutralizing or other updates, and
suggestions for supplementing furniture or accessories if needed. The
report is reviewed with the homeowner at a subsequent visit (usually
next day) and includes a plan of action (together with aids such as
diagrams and pictures) to highlight the home's best
features. One visit for "finessing" prior to the first open house
is included. This service is for those homeowners with talent and time
to execute action items outlined in the Staging Report. (fee
based on sq. ft. of home)
Verbal Consult and Walk-through
(verbal consult
communicating suggestions for changes).This service is similar to the
above but homeowner is required to take notes. It is suggested for
homeowners who are talented at visualizing and carrying out the concepts
and recommendations suggested. A brief follow-up visit for final
“finessing” suggestions is included. (fee
based on sq. ft. of home)
Staging For Selling service (Hands -On): Hands on
services are for those homeowners who want to save their time or feel
somewhat challenged in carrying out recommendations in the report. We
will carry out work needed to get a home ready for sale by transforming
it to show at its very best. Our staging work involves re-arranging and
editing furniture, accessories and artwork to create a great first
impression. You can choose from the following service options or we can
identify what will best suit your needs:

Home staging:
Using existing furnishings, we will refresh and enhance the beauty
of your home in preparation for selling.
Staging fee** estimate provided.

Complete Home Staging:
Home staging plus rentals, combining our specially selected
inventory w existing furnishings for added warmth and flair.

Vacant Home Staging:
It is often difficult for buyers to envision the potential of
a vacant property; they are better able to "picture" themselves and
their furniture in a staged® home. This service
created stylish "vignettes" or a more fuller look if desires
throughout the rooms of a vacant home.

furniture/accessory rental and de-staging of property.)

Consult Report Plus
Assistance: This is for the homeowner who is prepared to
carry out the suggestions in the Written Staging or Verbal Consult
but who may need some periodic assistance or direction in addition
to the pre-listing or first open house visit. This is provided on an
hourly fee basis.
Accessory Packages:
We have built an inventory of
accessories and light furniture that can be rented temporarily.
Costs are per week or month, are dependant on the specific home, and
whether occupied or vacant. Estimates are provided on accessory
packages.
Colour
Consultations or Shopping Services:
For the homeowner who requires
assistance with paint choices or accessory/furniture purchases*(*for
homeowners who are planning on taking these items with them to their new
home and prefer to purchase rather than rent). These services are
provided on an hourly fee basis.
